Situation
The barns are situated just outside the village of Welford surrounded by attractive undulating countryside, providing stunning rural views. Located close to the Northamptonshire and Leicestershire border, the village of Welford is well placed to provide easy access to Northampton, Rugby, Market Harborough, Leicester, and Kettering which all provide train services into London with journey times of around one hour. The road links are excellent with the A14 (A1/M1 link road) just two miles to the south of the village. Welford features a host of character properties and newer additions. Facilities in the village include a church, two public houses, village store with post office and petrol station. There is a primary school in Welford with secondary schooling at the well-respected Guilsborough School. Private educational establishments are available at Rugby, Uppingham, Wellingborough, Oundle and Northampton High School for Girls for which there is a bus service. Local sporting activities in the area include golf at Cold Ashby and South Kilworth, water sports and fishing at Pitsford and gliding at Husbands Bosworth.
Description
Woodford Barns is made up of two agricultural barns both of which are rectangular steel portal frame buildings with partial blockwork under a fibre cement corrugated roof with a brick extension under a slate roof.
Prior approval from Daventry District council was granted in May 2022 for the conversion of the barns to create two separate dwellings with carefully designed accommodation in tune with the modern buyer to include open plan living kitchen. The larger barn will also include a living area, study, four bedrooms and three bathrooms and the smaller barn has permission for three bedrooms and two bath/shower rooms.
The barns are approached down a farm track just on the edge of the village. There are additional pole barns on the plot. The prior approval consent requires that the incoming purchaser will need to demolish the adjacent barns before the development can commence.
The total site extends to circa 2.7 acres and there are many lovely rural views from the site.
