The Property
Erw Suran is a former farmhouse believed to have been built in the late 17th Century or early 18th Century. The property is built of stone rubble, deemed a well-preserved early farmhouse retaining a wealth of character including a group of ancillary stone buildings. The property has been Grade II Listed by Cadw. Of particular architectural merit is the radial arch of long slate voussoirs above the door, leading into the farmhouse.
The property has been in ownership of the same family for approximately 80 years, owned by General Stockwell Wright. The property briefly comprises the farmhouse itself, four outbuildings of varying condition and an area of undulating rough pasture in all extending to 3.29 acres.
The farmhouse requires renovation, but retains some lovely features such as natural stone flooring, an elaborate period range stove and exposed ceiling beams to the ground floor. The ground floor briefly comprises a living room, pantry and kitchen. To the first floor are four rooms, with semi-vaulted ceilings, two of the rooms displaying original cast-iron open fireplaces.
Within the grounds are four further buildings of variable structural conditions. Adjoining the rear of the farmhouse is a two-story building, linked by a single-story building, which would lend itself to being merged with the farmhouse to create a charming and spacious property, subject to planning.
To the east of the farmhouse is the second outbuilding, comprising essentially of three rooms to the ground-floor and one to the first-floor, ideal as storage or ancillary accommodation, subject to planning.
To the north east of the farmhouse is a single-story outbuilding, with three rooms and is in a semi-derelict state, with partial roof coverings.
To the west of the farmhouse are the stone ruins of a large building, essentially comprising three ground floor rooms.
Outside
Erw Suran is approached off a quiet country lane, along a shared hardcore track, over which the property has a perpetual right of way, and a maintenance contribution. Externally, the plot extends to approximately 3.29 acres, which is predominantly undulating rough pasture. The land slopes towards the coast and is divided, in-part, by dry-stone walls. The land has been used for permanent pasture for sheep in recent years. The land boasts some of the most breath-taking southernly views towards Cardigan Bay, with a rugged landscape to the rear, made up of moorland and exposed rockface.
