Our development team are highlighting the importance of keeping land and property assets under review following the sale of a site in Derbyshire with planning permission for 33 homes in Brailsford to Cameron Homes.
They acted on behalf of the landowner to sell the site off Luke Lane, which forms the second phase of the development and provided strategic advice throughout the process.
The full site, encompassing phases one and two of the development, extended to a total of 8.6 acres.
The decision was taken to submit a planning application for 47 dwellings on the southern area of the site extending to 5.3 acres (phase one), while the northern area - which would later form phase two - was deemed to be constrained at the time due to potential landscape impact.
Planning permission for the 47 dwellings was granted in 2017 and sold to Cameron Homes following a tender process. The development of phase one changed the planning potential for phase two, and in 2022 Derbyshire Dales District Council identified it as a potential allocation for housing.
Working with joint agent Mather Jamie, we invited proposals to dispose of the freehold or for a strategic agreement. An Option Agreement was entered into with Cameron Homes who took the site forward and obtained planning permission for 33 dwellings before we successfully completed the sale of the site in October 2024.
