The Team & Focus of the Role
Our Valuations and Compensation teams are growing, and we’d love to welcome you to our friendly and forward-thinking team. The department undertakes valuations in all sectors, as well as specialising in providing expert advice on compensation matters and the acquisition of land or rights both for claimants and acquirers, operating in a number of sectors including road, rail, airports, nuclear energy and district heating.
We are ideally looking for an experienced Senior Associate/Associate Partner to join our national Compulsory Purchase & Compensation team. You will be working closely with key team members on a broad range of projects acting for both claimants and acquiring authorities. The role will also include working collaboratively with senior colleagues to grow our service offering, with the opportunity to input into business strategy.
Whilst the role will be focused on compulsory purchase and land rights projects, there are potential opportunities for the right candidate to undertake valuations for a range of private, corporate and public sector clients, in all sectors of the property market including rural, residential and commercial. This role would ideally suit you if you have experience in compulsory purchase although we are open to speaking to individuals from a broad range of surveying backgrounds, as we have a strong training ethos and programme.
We are flexible on location and can offer an office-base from any of our Midlands offices (Ashby, Birmingham, Stafford, Newark, Worcester, Manchester, Liverpool and Knutsford) which also house many of our complimentary service lines. The role offers an exciting opportunity in many of our offices for the right candidate to lead the compulsory purchase and compensation service offering within the locality whilst developing a team and/or for the experienced candidate to focus on specialist service delivery, at an expert level, such as in acting as expert witness at inquiry or tribunal.
We operate a hybrid working policy and would ideally like for you to be working full-time (37.5 hours per week) however we appreciate flexibility is open and we’re therefore open to discussing part-time/flexible working patterns (from a minimum 30 hours per week).
Duties will include:
- Responsibility for advising on compulsory purchase and land assembly projects from conception through to completion, acting for both affected parties and acquiring authorities.
- Advising on the compulsory purchase process including CPOs, DCOs, TWAOS (etc) as well as the process for acquiring rights for infrastructure in the absence of statutory powers. Examples of current projects include:
- HS2, East West Rail and the Hope Valley Railway Upgrade (acting for claimants);
- The A38 Derby Junctions scheme and the Banwell Bypass (acting for the local authority);
- Flood defence schemes such as the Bridgwater Tidal Barrier (acting for the Environment Agency).
- Submitting and assessing compensation claims and providing property cost estimates in accordance with the compulsory purchase code.
- Leading on tenders and fee proposals for new business
- Mentoring and managing junior members of the team
- Building relationships across service lines
- Preparing evidence for public inquiry, including objections, responses to objections and proofs of evidence
- Acting as expert at Inquiry or Tribunal (subject to experience)
The successful candidate will have...
- A minimum of 3 year’s post qualification experience in a similar role.
- Self-confident and assertiveness in dealing with opposing agents; an experienced negotiator.
- A full driving licence.
- Excellent organisational skills and time management skills. The ability to prioritise own workload effectively.
- Excellent verbal and written communication and interpersonal skills.
- High awareness and concern for customer service requirements.
- Ability to work under pressure and meet deadlines and within specific agreed fees.
- Proficient in a wide range of computer applications.
- A good team player with line management experience (preferred) whilst being an effective lone worker.
- A positive attitude able to think creatively to find solutions.
